Casa Grande has not attempted a rewrite of its zoning code since 1987, but Planning and Development Director Paul Tice said now is the time to revisit and redo the document.
“We are operating under the 1987 code with some amendments,” Tice told the Planning and Zoning Commission Thursday.
Amendments and updates to the 1987 code have resulted in some redundancies and conflicts in the current document. A rewrite of the document would result in a city code that is more concise and easier to understand, Tice said.
“In some places, the code is confusing,” Tice said.
Thursday, Tice presented to the Planning and Zoning Commission a section of proposed first draft revisions.
The process of rewriting the document, holding public hearings and eventually approving the changes is likely to take about two years, he said.
Tice told the commission the revised document would not contain “radical changes” in land use.
“You can’t diminish property rights with the code,” he said.
But he added that property rights could be enhanced if planners take a “smart use principles” approach to the revisions.
