Hoping to infuse energy into a long-beleaguered retail center, Gilbert last week approved a zoning change that allows more than 300 apartments to be built within Gilbert Town Square near Gilbert and Warner roads.

The $36 million, 307-unit complex is set for January groundbreaking and likely will open in summer 2015, said Paul Stark, a partner in developer MRED G.T.S.

The Residences at Gilbert Town Square includes seven apartment buildings, three of which will rise four stories and bring an urban component to an area that has struggled to generate enough traffic to support its businesses.

The shopping center is home to a movie theater, bowling alley, performing-arts school and about three dozen other shops, restaurants and offices. Gilbert-area business owners have been supportive of the proposed apartments, eagerly awaiting the built-in customer base it could provide.
