  • Builders are now underwriting to Two Types of Land:  Infill, Higher Density in Infill Locations.  More of these projects will open over  the next 18 months than opened cumulatively from 2008 through 2012 & Builders.  And, Builders are heading back High Growth Emerging Market Areas.
  • Forward Planners, Market Analysts, Site Planners, and Brokers are spending more time studying the feasibility and planning communities in Buckeye, San Tan Valley, Florence, Maricopa, Casa Grande, and Coolidge.
  • Permit issuances are up significantly in these market areas.
  • Jim Belfiore, President of Belfiore Real Estate Consulting,  says:  “More housing demand and dwindling land don’t mix well.  Our homebuilders are being forced to be more creative, and their being forced outward for economies of scale.  The Phoenix housing market is transforming back into the dynamic marketplace it was before The Great Recession”.
