In June, 176 homes sold in Maricopa and surrounding rural areas for a total sales volume of $24.9 million. The list volume was $25.5 million, a difference of $592,028.
The highest-priced house sold for $265,000 on North Bradford Drive in Rancho El Dorado. The 3,305-square-foot house was on the market for 18 days.
The lowest-priced house sold for $71,000 on West Magnolia Road in Senita. The 1,370-square-foot home was on the market for 101 days.
The average list price for homes in June was $145,150, while the average selling price was $141,786. On average, homes sold in June were listed for 71 days.
Jordan Rose, president and founder of Rose Law Group and who handles a significant number of zoning cases in Maricopa and the surrounding area, said, “When Maricopa first incorporated nearly a decade ago, growth was beyond hot. One day it was Pinal County and it was like the next day it set up a mobile unit to house its management and the city was hit by a tsunami of growth.
“Maricopa was processing more permits out of the little mobile unit than any other city in the nation. It was crazy and officials were keeping up, trying to solve tough issues with market pressure saying ‘I need my permit now.’
“Then the economy hit hard, and it got quiet. Too quiet to be fun for a while.
Over the past eight months the joy is back, the market is humming at a reasonable pace, plats are being heard, zoning and development agreements are being reached. It was like this wild popular kid got a serious time out. Now he’s back and is ready to party, but with more wisdom.”
