Casa Grande commission changes zoning for 2 subdivisions

A 12-year-old zoning oversight means 425 homeowners in the Acacia Landing and Silverhawk subdivisions are prohibited from rebuilding, should their homes be destroyed by fire or other cause.

Thursday, the Casa Grande Planning and Zoning Commission approved a measure aimed at correcting the mistake by reclassifying 93 acres in the two subdivisions from “Residential 3,” which allows only multifamily units, to “Residential 1,” a category typically associated with single-family homes.

The area is generally south of McMurray Boulevard and east of Colorado Street.

City planner Keith Newman told the commission the improper zone issue was brought to the city’s attention by an appraiser and real estate agents.

“The zone change is highly needed,” Newman said.

The issue dates back to 1989, when the City Council passed an ordinance allowing single-family homes in Residential 3 zones.

In 2000, final plats for Acacia Landing and Silver- hawk were approved by the city on property zoned as Residential 3.
