Infill sites under development in the I-17 and 101 Submarket

During Belfiore Real Estate Consulting’s most recent survey to the I-17 and 101 Submarket, two small infill sites were under development. Constitution Ridge, located off 19th Ave and Grovers Ave, had been mass graded and trenching for the utilities had begun.  According to public record, this site has 19 – 45’ x 112’ lots. It was recently purchased on September 27, 2013 by Constitution Ridge Lots LLC for $356,000 (View affidavit here).  Desert Wind Villas, located off of Bell and 20th St,  is nearly complete. According to public record, this site has 27 – 45’ x 115’ lots. It was purchased by Taylor Morrison on April 30, 2013 for $1,115,044 as partially developed lots (View affidavit here).

Currently, the only active subdivision in this submarket is Contessa Bella by Bellago Homes. They reported 7 sales during the last survey for a total of 12 sales since opening on May 18, 2013.
