Real Trends’ email update last week contained a link to a story recapping the Urban Land Institute’s report on 10 emerging trends in real estate next year.
One I hadn’t heard before relates to what the story calls a comeback of the “smile investing” philosophy. Picture a smile on the U.S. map, with corners of that smile in the Northeast and Northwest arcing down to the Sun Belt states of Florida, Texas and Arizona.
According to the story, that philosophy says that real estate developers and investors start looking at cities in the Northeast, moving south to cities along the Sun Belt and then coming back up to the Northwest.
