According to public record, Ryland Homes closed on a 16.3 acre site named “La Valenciana” on 10/10/13 for $4,263,842 ($60,912 per pre-plat lot / $1,069 per pre-plat FF. View affidavit here). Preliminary plat was approved for this site on 9/12/2013 at the City Council meeting for 70 – 57’ x 115’ lots. This site is located on the N.E. corner of Cooper and Pecos. “This is a great project for the area” said Court Rich, land use attorney for the adjacent landowner NextGen Land LLC.
In addition to many of the typical stipulations of approval, lots 1 – 22 are limited to only single-story homes, and no more than two, two-story homes can be built side by side along Pecos Road. Interestingly, according to the minutes from the 9/12/2013 City Council meeting, the plat was approved covering 18 acres and included the two acres on the hard corner with an alternate “Option B” that would allow those two acres to remain commercial if a deed restriction from former owner Exxon/Mobil prohibiting residential development could not be resolved.
