Chandler will see a potential large catalyst to its downtown employment scene based on the public-private partnership proposal from Ryan Companies, U.S., Inc., and SmithGroup JJR. Eric Jay Toll at Arizona Builder’s Exchange reports.
The multiphase, mixed-use CRE development will rise across Arizona Avenue from Chandler City Hall.
Bordered by Oregon and Chicago streets, just south of the downtown historic district, the 4.25-acre site will be development first with 50KSF of office and restaurant space, and later when market and leasing hit pre-established thresholds, with a mid-rise office building with up to 150KSF of office space and nearly 9KSF in retail space.
City vision and market reality are still being negotiated, but staff is recommending the City Council approve the agreement-to-negotiate at its regular meeting on Thursday, Aug. 14. The city initiated the process last September, seeking statements of interest from site developers. The Ryan-SmithGroupJJR team was one of two proposers for the site; the other was Chicanos Por La Causa, Inc., an affordable housing developer.
