Garrett-Walker Homes has closed on another small scale subdivision northeast of the north east corner of Thunderbird Road and 47th Avenue in Glendale. According to public record (click here to view the affidavit), Hearn Manor LLC (Garret-Walker Entity) closed on the seven lot, partially improved, Hearn Hideaway subdivision on October 16, 2014 for $225,000 ($32,143 per lot / $459 per front foot). The typical lot size of the subdivision is 70’x130’.
Hearn Hideaway is within a quarter mile proximity of Garret-Walker’s active Sunburst Manor subdivision. Sunburst Manor is a smaller lot community (45’x100’) and Garret-Walker has averaged 2.25 sales per month since opening in late 2013. Sunburst base prices range from $182,990 – $219,990 and floorplans range from 1,355 – 2,674 square feet.
