New Community almost open in South Glendale, Maryland Heights

Maryland HeightsDuring Belfiore Real Estate Consulting’s most recent visit to its South Glendale Submarket, Maryland Heights’ model homes were nearly complete.  This is a community being  developed by Turner Communities.  According to Westland Properties Group, Turner Communities closed on these 34 platted and engineered lots on August 13, 2013 for a total of $1,020,000 ($30,000 / lot, $510 / per weighted front foot, click here to view affidavit).  The site, located near 83rd Avenue and Maryland Avenue,  consists of eight 55’ x 120’ lots and 26 – 60’x120’ lots.

South Glendale has seen very little activity since Beazer Homes sold out of its successful Tessera Maryland Heightscommunity.  Tesoro,  a VIP Homes community, is the only active subdivision currently in the Submarket. After opening in September 2013, VIP has only sold one home.  With Maryland Heights and DR Horton’s upcoming  177 lots at Copper Cove, (91st Avenue  and Camelback) activity will increase in this Submarket in the coming months.
