A major amendment and zoning changes to the Overfield Farms planning area to allow a portion of the development to move forward received initial approval from the Casa Grande City Council Monday.
The Alcea at Overfield Farms development is proposed for about 445 acres between Hacienda and Overfield roads. Plans include commercial space along with high-, medium- and low-density residential areas. Open space, parks, trails and landscaping are also planned.
Setback standards differing slightly from the city’s normal rules will be allowed in the development. City standards require a 10-foot minimum setback on all sides of a residential yard. In Alcea, the developers want setbacks of 10 feet on one side and 5 feet on the other, Planning and Development Director Paul Tice told the council.
