[Exclusive] Construction underway for PhoenixMart in Casa Grande, completion date set for Nov.

Bulldozers and construction workers have taken to the $1 billion, 1.6 million-square-foot PhoenixMart property in Casa Grande, and officials with the company have confirmed a completion date.

Last month it was reported that the project might not be completed until 2016. However, today officials with PhoenixMart confirmed that completion was still set for November.

Construction has begun on the 585-acre property, east of Interstate 10 at Florence Boulevard and Toltec Buttes Road.

Kent Baker, a broker with City to City Commercial Real Estate who has clients in the area and has been monitoring its progress, said he recently visited the site of the global product sourcing center.

Architects are finalizing plans on the building’s interior and representatives are working on leasing the space, according to the PhoenixMart website.

“We are excited to see a dozen or so earth moving pieces of equipment on site going to town. Laser leveling, concrete irrigation ditches being torn out and surveying are all underway,” Baker said. “We’re optimistic about the progress and the overall financial benefit PhoenixMart will have for our clients and this community.”

Paul R. Tice II, Casa Grande planning and development director, said the final development plan and major site plan were approved November 6.

Construction documents are being reviewed by the city.

PhoenixMart will anchor the property, which will include spaces for about 1,700 vendor stalls and an exhibition hall. The development is expected to include a number of future land-uses, such as hotels, warehouses, offices, restaurants and residential dwellings.

December 17, 2007: Annexation of the PhoenixMart site as part of the Overfield Farms

Annexation.

June 21, 2010: Major General Plan Amendment approval changing the land use designation of the 389 acres within the Phoenix Mart site from Neighborhoods to Business and Commerce.

December 5, 2011: Major General Plan Amendment approval changing the land-use designation of 70 acres from Neighborhoods to Commerce and Business, and 103 acres from Commerce and Business to Neighborhoods.

January 17, 2012: Planned Area Development (PAD) and Preliminary Development Plan (PDP) approval of the PhoenixMart zoning district.

November 6, 2014: Approval of the Final Development Plan/Major Site Plan for the development of about 1.6 million square-foot building within Lot 1 (135.1 acres) of Phase 1.
