Arizona residential property values are on a 14-year cycle, according to Pinal County Assessor Douglas Wolf. 2007 was a peak year, and 2014 was apparently the lowest part of the trough.
Now, he said, values are climbing back toward what is presumed will be another peak in 2021.
The Assessor’s Office sent out the 2016 Notice of Value statements Feb. 27. Property owners who disagree with the valuation have until April 28 to appeal. For the second year, all property taxes are based on the limited property value only.
While taxes are based on the limited property value, property owners can appeal only the full cash value.
