$5M+ Deal – $10.5M sale within Scottsdale office complex

Below is the deal that closed Friday, May 15, 2015, in Maricopa County over $5 million according to the Maricopa County Recorder. Rose Law Group Reporter has not independently verified these a transactions.

$10.5 million sale of three parcels within the McDowell Mountain Business Park on the southeast corner of Bell Road and 91st Street (9171 & 9181 E. Bell Road and 16611 N. 91st Street) in Scottsdale by Aegis I, LLC an entity created by Beacon Group Ventures, a California-based real-estate firm.

The buyer was CPF McDowell Associates LLC an entity of California-based Crown Realty and Development, which has a number of properties in California, the Southeastern United States and the Valley of the Sun, including the Mountain Shadows resort in Paradise Valley.

The buyer made a down payment of $3.4 million on a conventional loan. The transaction included three parcels totaling about 4.4 acres.

Tenants include i-Memories, Rebound Gymnastics West and Body Technologies.

The property, zoned I-1 for industrial use, is adjacent to the Ice Den off Loop 101 in north Scottsdale.
