A 77.6-acre lot at the northeast corner of Joy Ranch Road and Boulder View Drive will get a new zoning designation after the Scottsdale City Council gave its blessing.

The City Council approved on consent the change from R1-190 to R1-43 single-family residential zoning at its Tuesday, March 19 meeting at City Hall, 3939 N. Drinkwater Blvd.

The owner Sonoran Peaks LLC hopes to bring forth a 52-lot subdivision with single-family residential environmentally sensitive lands overlay. The lot is vacant at the time of the vote.

A change in zoning means lot sizes will change.

Under the R1-190 designation, a lot had to be 190,000 square feet with lots being a minimum of 300 feet in width.
