A Canadian group has bought the Gilbert Crossing shopping center for $11 million.

The East Valley center is located at Gilbert and Guadalupe roads.

Phoenix Commercial Advisors brokers Danny Gardiner and Chad Tiedeman represented the seller, Dallas-based TriGate Capital in the deal.

The buyer is Gilbert Crossing 18 LLC, according to public records. The entity is based out of Saskatoon, Saskatchewan.

The retail center totals 62,542 square feet. Its tenants include Crunch Fitness and Sunrise Preschools. It is located on a busy retail corner and just north of Gilbert’s popular Heritage District and its restaurants and bars.

TriGate bought the Gilbert Crossing center in 2012 as part of six-property  retail purchase that totaled $26.8 million.
