Where is legendary real estate dealmaker Nate Nathan doing and seeing deals around metro Phoenix?
“Everywhere,” said Nathan, president of Scottsdale-based Nathan & Associates Inc.
Nathan said he’s seeing home building and real estate development activity across the Phoenix market. But the real estate industry veteran sees a new wave of growth, housing demand and jobs in Pinal County and West Valley submarkets such as Goodyear, Avondale and Buckeye.
“It’s everywhere,” said Nathan of the growth, housing demand and builder interest also pointing to east Mesa.
Nathan said job gains and growth in the suburban areas such as Pinal County and areas of the West Valley near the Loop 303 are spurring new residential growth.
Suburban job gains in Pinal or Goodyear means more workers can live and work in those communities. That adds to the region’s population gains especially from California, Nathan said.
He said the planned $1 billion Nikola hydrogen-electric truck plant and $700 million Lucid Motors electric plant will spur more growth and housing demand in Pinal County.
“In Maricopa, all the finished lots are gone now,” Nathan said.
He’s seeing the same thing in the West Valley where the Loop 303 and Sun Valley Parkway in Buckeye have attracted more jobs and housing demand.
“They never had the necessary job growth before,” said Nathan.
That is changing with job gains and business locates in Goodyear, Buckeye and other western suburbs.
Nathan points to home builder interest and buyer demand at the Lucero development in Goodyear and Avondale’s Alamar master-planned community.
Pulte, Taylor Morrison, Beazer Homes and Richmond American Homes are building at Lucero.
Builders such as Taylor Morrison Homes, Shea Homes and Meritage Homes are at Alamar.
“That’s all full steam ahead,” Nathan said.
