The Glendale City Council will look at development and incentive deals for a proposed 48-acre project that could include an 11-acre waterpark, 630 hotel rooms, 4D theaters, amusement rides and office space.
The property is located near State Farm Stadium and the Westgate Entertainment District at 95th Avenue and Cardinals Way/Bethany Home Road.
ECL Glendale LLC, an arm of Missouri-based Epic Resort Destinations, wants to develop the ambitious project. The ECL Glendale is developing the waterpark in partnership with Crystal Lagoons.
The Glendale City Council will also look at an incentive package for the project. Those incentives can include one-time waivers of permit and planning fees up to $1 million, a 25-year ‘partial’ Government Property Lease Excise Tax (GPLET) incentive on portions of the development and other potential tax exemptions.
An economic impact study touting the project also calls the development the Crystal Lagoons Island Resort. Site plans call the project the Epic Resort.
The Glendale Council will consider the plans at its Sept. 8 meeting.
Glendale is looking at parking agreements and to sell 0.29 acres of land to the developer along with an option to sell 4.15 acres as part of the deal.
Those components are scheduled for a Sept. 22nd meeting.
