Phoenix City Council greenlit a 170-acre rental home development in north Phoenix near Anthem earlier this month.
The luxury rental home development, to be called Arise North Phoenix, will feature 170 detached units on 16 acres on the southeast corner of Interstate 17 and Arroyo Norte Drive.
City Council’s 8-0 vote in the Tuesday, July 1, meeting was not for a rezone but rather to approve minor tweaks to stipulations. Though the property is zoned as commercial, residential uses are permitted. David Cisiewski, the lawyer representing the developer, noted the planned development has a lower density and provides more open space than is allowed under the current zoning.
The main change was canceling a stipulation that requires any development on the property to submit a “comprehensive sign plan” to the city. Cisiewski argued to the Rio Vista Village Planning Committee this spring that such a stipulation is meant for a commercial development where several businesses would have large signs.
Cisiewski said Arise North Phoenix will only have a small sign at the entrance to the gated residential community, according to the meeting’s minutes.
