Chandler approves plans for cloud kitchen, rezoning for Class A Ryan development

The Chandler City Council has approved preliminary development plans for a proposed cloud kitchen project as well as a Class A office and research lab development and flex project.

The Chandler council has approved plans for a 15,000-square-foot concept kitchen project called Crave Chandler.

Crave Chandler wants to open on 2.2 acres near Cooper Road, Yeager Drive and the Santan Freeway.and is being proposed by Idaho-based Crave Delivery Inc. The property is currently undeveloped.

The commercial project entails “multiple ‘concept’ restaurants within the building. This model is otherwise known as a cloud kitchen, ghost kitchen, or virtual food hall. The operations include delivery, pickup, and sit-down dining with indoor and outdoor seating. The site layout consists of a single-story commercial building with a double pickup lane flanking the east side of the building”, according to council documents.

The council also approved rezoning and development plans for a new development with Class A offices, research laboratories and technology manufacturing space at Price Road and Queen Creek Road.

Ryan Companies requested a 37-acre site in the East Valley be rezoned from Agricultural use (AG-1) to a Planned Area Development designation for “office, manufacturing, and ancillary commercial uses with a Mid-Rise Overlay for building heights up to 150 feet located at the northeast corner of Price and Queen Creek roads.”

The site was zoned and has been used for farming. Ryan’s development plans call for 596,400 square feet of office and commercial space with buildings as tall as 150-feet.

The city council also approved plans for a new industrial development at Juniper Road and Galveston Street in the East Valley.

LGE Design Group wants to build an 86,235-square-foot “office / warehouse” building on 6.05 acres at the Chandler Corporate Center development.

The council will look at preliminary development plans during its Aug. 12 meeting. Plans call for 20,000 square feet of office space as part of the building.

The property is located near McClintock Drive and Chandler Boulevard.

DPMG Galveston LLC from Palm Desert, California owns the property. The group is an arm of Desert Palms Management Group (Jennifer Roberts), according to Arizona Corporation Commission records.
