The Gilbert Town Council will consider a development agreement related to a new retail center at Val Vista Drive and Queen Creek Road along with accompanying $2.2 million improvement to that intersection.
Durango Kid Il LLC (Julian Geller) of Los Angeles wants to develop a 9.5-acre parcel at the northwest corner of Val Vista and Queen Creek.
“This proposed commercial project includes a Major anchor at 22,500 square feet, two (2) drive-thru facilities, a 4,872 square foot building and fuel canopy (including 16 fuel pumping spaces) near the intersection and an 8,000 square foot pad site facing Val Vista Drive that could be in-line shops,” according to town council documents.
Development of the project requires some infrastructure improvements including access roads.
The parcel is being rezoned from residential to commercial category, R-43 to C-2.
The center is also requiring improvements to the Val Vista and Queen creek intersection including installation of new dual turning lanes and median upgrades.
The council will consider at its Nov. 16 meeting a deal with the Durango Kid group for the developer to reimburse the town for 25% of the costs of the improvements.
That translates into $559,720 from the developer for the estimated $2.24 million project.
