Restaurants, retail to replace medical offices near Metrocenter

As Metrocenter mall prepares to start its redevelopment later this year, so do many of the properties near it.

A medical office building northwest of the former mall is being redeveloped into retail and two drive-thru restaurants — a Habit Burger Grill and a Café Zupas.

The 2.35-acre property is at the southeast corner of 33rd and Peoria avenues. A small medical building a few hundred feet to the east, just south of Starbucks, is also going through the zoning process to be changed into retail or commercial uses.

According to Ben Millick, project manager with property owner and developer SimonCRE, the lease for the remaining tenants in the medical office building is up in September. SimonCRE plans to demolish the office building in late September or shortly after and begin construction shortly after that.

Construction will come in two phases, with the two restaurants — Habit Burger on the west and Café Zupas on the east — being built first, with the multitenant retail building in the center to be built later. SimonCRE is still seeking tenants for that building.
