Retail gains steam in Surprise City Center

With multi-family homes opening up across the City Center later this year, developers of the one-square mile downtown Surprise are busy working on retail options in the area.

Scott Phillips and Rico West of Carefree Partners gave their quarterly update to the Surprise Planning and Zoning Commission in early April that shows movement in a couple of blocks in the nothwest quadrant of the square mile, which is bounded by Bell Road to the north, Greenway Road to the south, Bullard Avenue to the west and Litchfield Road to the east.

“This is a dense urban environment long-term,” Phillips told the P&Z Commission. “We used to get criticized for the fact that we haven’t seen a lot of development, but I think people are finally understanding that the reason you haven’t seen any development is the city has not been ready for the density that we have been proposing. It’s critical that we maintain patience to secure that density and also maintain property for commercial, employment, health care, all the uses that you need in the City Center.”
