The amount of new homes listed in the Valley is still low despite a recent report that says Arizona ranks among the states with the highest rate of property listings, according to Tina Tamboer of the Cromford Report.
The report — from self-proclaimed luxury real estate experts Los Feliz — said Arizona ranks seventh among states with “volume of new property listings in each state from January 2020 until June 2023” and one of the best availability percentage rate of new homes per 100,000 households.
Arizona was named the state with the “seventh-highest rate of new home listings despite the number of new property listings falling year-on-year,” the report said.“The state still ranks high with an average of 17,370 new homes per 100,000 households.”
Arizona is flanked by Colorado at No. 6 and Georgia — which ranks eighth. Florida ranked No. 1 in the report.
But local data says otherwise about new Valley listings, according to Tamboer.
“We are still seeing the lowest level of new listings since (the Cromford Report began collecting this data type) 2001,” Tamboer said.
As of July 29, there were 10,060 active listings on the Multiple Listing Service in Phoenix.
