Summerfield residents in Surprise decry more potential traffic

Several residents of Summerfield at Litchfield showed their displeasure with the planned Prose Mountain View apartments down the street, believing this development will only add to the already high amount of traffic cutting through their development on the way to Litchfield Road.

They are bracing for those cars after the Surprise City Council approved a rezoning from commercial to high-density residential zoning on 13.2 acres on the southwest corner of Mountain View Boulevard and White Horse Trail. The council votes 6-1 in favor at its Aug. 1 meeting with councilman Patrick Duffy opposed.

Surprise Transportation Director Eric Boyles stated in an email that the plan for 260 units here will generate less trips than commercial or single family development would. Also developer Alliance Residential, based in Scottsdale, designed the apartments to funnel traffic away from White Horse Trail and Summerfield.

“The developer will place their main entryway off Mountain View Boulevard, with only an emergency vehicle access driveway off White Horse Trail, in hopes that it will drive most traffic out to Grand Avenue. There is no guarantee that all drivers will adhere to that behavior, but it will definitely encourage it,” Boyles stated.
