The Tempe Development Review Commission on March 26 recommended City Council approval of a seven-story mixed-use complex northwest corner of McClintock Drive and Apache Boulevard that includes 275 apartments above 8,400-square-feet of retail space and a 2,258-square-foot tech-enabled fitness center that would be rented to health and wellness professionals.
The project proposed by Apache + McClintock LLC, next to a light rail station on 1.9 acres, would replace Sun Devil Car Wash, gas station/convenience store and a small strip building with five storefronts that were all built in the 1980s.
The developer pitched the ground-floor space as a “dynamic marketplace-like environment” that “will provide an affordable place for small local vendors to come, grow, and scale their businesses, while creating an exciting destination for the community.”
The residential component “will feature a well-programmed, resort-like amenities package to promote an engaging and social residential community” with features like a dog run and dog wash, pool, rentable storage and a community balcony.
