PHOENIX (June 10, 2024) – Two unique structures will blend to create one urban community as Soltrust officially debuts Alloy Midtown, an urban office-to-apartment conversion, to the public for its grand opening on Thursday, June 20.
Soltrust Residential REIT (Formerly Blueprint Capital REIT), an innovative REIT specializing in development of infill, build-to-rent, and value-add apartments, created Alloy Midtown to live up to its name. Alloy is a combination of metals blended into one that creates a stronger material. Alloy Midtown is comprised of two unique structures, forged to create one community.
On one side of the community, residents will find a converted office-to-apartment structure, built out of the former Phoenix Drug Enforcement Agency (DEA) Headquarters. The structural steel building was stripped and is now rendered unrecognizable from its past, transforming into a modern, upgraded urban loft apartment building. On the other side is a new building of contemporary apartments composed of light gauge framing, designed to last decades beyond typical wood apartment structures.
“To look at a government building and envision a luxe apartment community took quite a lot of vision, and thanks to our incredible team and partners, we are proud to debut Alloy Midtown to the public,” said Dan Duffus, Co-Founder and Managing Principal Soltrust. “We think the public will be surprised and delighted by what our team has done to craft these two unique structures into one community in the heart of Midtown Phoenix.”
Alloy Midtown’s 171 modern apartment homes offer a variety of floorplans, including studio, 1-bedroom and 2-bedroom options. All models include keyless smart lock apartment entry, plank hardwood-style flooring, stainless steel and energy efficient GE appliances, upgraded contemporary black bath and kitchen fixtures, and energy efficient mini-split HVAC systems for better efficiency and lowered energy bills. Plus, super-fast gigabit internet with wifi throughout the building. Select apartment homes include patios and terraces, including some with private entry. An energy audit is currently underway and expected to result in certification of National Green Building Standard (NGBS) Silver or better.
Alloy Midtown was meticulously designed to support the dualities that give form and purpose to life — work and play, personal focus and social connection, relaxation and fitness, and beyond. Alloy boasts amenities including resort-style modern design, a dual heated/cooled infinity-edge pool, a 27/4 fitness center, yoga studio with ballet bar, a meditation courtyard, package lockers and secured package room, a chic rooftop deck and a remote working lounge.
Alloy Midtown provides the convenience of urban living, just steps away from Creighton University, and a short ride to all that Downtown Phoenix has to offer, including Arizona State University’s Downtown Campus, St. Joseph’s Hospital, and the Valley’s top entertainment and dining hotspots.
Developed by Soltrust, Alloy Midtown was brought to life by Synectic and GGLO Design (architecture and interior design), Anderson Design (landscape), Peterson (MEP consulting), LDG (civil engineering), A.R. Mays Construction (general contractor), and Sentral (property management).
