Casa Grande P&Z hears apartment expansion request

The Casa Grande Planning and Zoning Commission has recommended City Council deny a requested rezoning for Courtyard Apartments at 2060 N. Trekell Road.

Owner FLM Enterprises, Inc. had requested a rezoning from multifamily to planned area development to allow the construction of 32 additional units on the 11.16-acre property.

According to the submitted project narrative, recent General Plan amendments have been implemented that designate Trekell Road at East Korsten Road a community corridor, which would increase the maximum allowable density with a PAD to 25 units/acre. With 244 units already on site, the current density is 21.86. Adding 32 units would raise it to 24.73.

The proposed two-building addition will feature one- and two-bedroom apartments in two-story, wood-framed buildings.
