Developer seeks land use change for Gilbert mixed-use

Mill Creek Residential has asked Gilbert for rezoning and a minor general plan amendment on on land near Higley and Warner roads to make way for a mixed-use development of residential units and  commercial space.

Mill Creek’s plan for the proposed Modera Gabriella Pointe on 12.4 acres of land zoned regional commercial calls for 335 residential units and 13,000-17,500 square feet of commercial space in four four-story buildings and one three-story building on 12.4 acres. The density would be  27.02 dwelling units per acre, according to commerical real estate website vizzda.com.

Additionally it would have single-story parking garages with a maximum building height of 55 feet.
