Gilbert Town Council considers requests for residential development

The Gilbert Town Council approved a minor general plan amendment and zoning request Tuesday for Tustin Ranch, a single-family residential development at the southwest corner of Greenfield and Pecos roads.

The request, proposed by TriPointe Homes, aims to align the Gilbert general plan designation with existing zoning while incorporating a previously omitted parcel into the site.

The approved amendment changes the general plan designation from general commercial and general office to residential (one to two dwelling units per acre).

According to town staff, the request restores the site’s original land-use classification from 2000.

The 40-acre site was annexed into the town in 2000 and zoned single family with 15,000 square feet minimum lot size, known as SF-15, and single family with 10,000 square feet minimum lot size, or SF-10, with a planned area development overlay.

The new proposal includes a PAD amendment to incorporate a 1.5-acre outlier parcel, currently zoned single family with a 35,000 square feet minimum lot size, rezoning it to SF-10.
