New residential development proposed in San Tan Valley

K&I Homes is seeking a zoning change for a portion of a 16-acre parcel located near the southwest corner of Gary Road and Skyline Drive. The developer has submitted a pre-application (Z-PA-099-24) to Pinal County requesting that 7 acres of the site be rezoned from CB-2 General Business to MR Multiple Residence.

If approved, the zoning change would allow the construction of a new residential complex consisting of 28 townhomes and 80 apartment units. All proposed buildings would be limited to two stories in height.

The parcel is currently zoned for commercial use under the CB-2 designation, which permits general business operations in suburban areas. A shift to MR zoning would accommodate medium-density residential development, representing a notable change in land use for the area. Residents have raised concerns about the potential impact on local traffic, especially along Gary Road, which has seen increased congestion as the community continues to grow.
