On Tuesday evening, the Town Council formally adopted the Downtown Overlay District, marking a significant step forward in the continued development of downtown. This new framework is designed to encourage a mix of dining, retail, and entertainment uses, helping to create a more active and engaging downtown environment.

While the Council previously approved the zoning designation establishing the Downtown Overlay District, this action officially applies the standards to the area and allows implementation to begin.

A key component of the Downtown Overlay District is the requirement that, over time, ground-floor spaces along the Avenue of the Fountains be occupied primarily by restaurants, retail shops, or entertainment venues. This approach is intended to foster a vibrant corridor and night life in Fountain Hills. Existing businesses will not be affected and will be permitted to continue operating under current regulations.
