Miner brokers buy of burger joint in Avondale

Orion Investment Real Estate is pleased to announce the successful sale of a single-tenant, net-leased Sonic Drive-In property located at 601 N Central Ave, Avondale, Arizona 85323. The ±1,264-square-foot building sold for $1,200,000 to Corridor Living, LLC. The seller was Blossom View Property, LLC. The transaction closed escrow on April 29, 2026.

The acquisition was part of a broader 1031 exchange strategy designed to diversify the buyer’s
existing commercial real estate portfolio. Earlier this year, the buyer sold a medical office building
to an owner/user and, after reviewing current holdings, chose to expand into multiple singletenant, net-leased assets to better balance the portfolio.

“I just helped my client sell a medical office building to an owner/user earlier this year. He decided
to do a 1031 exchange and as we reviewed his current commercial real estate holdings it was
decided it was time to diversify,” said Nick Miner, CCIM, of Orion Real Estate.

“We decided on purchasing three different single-tenant, net-leased assets to help balance out his other holdings. We immediately identified three assets that could work for his exchange, but as we continued our
review, the decision was made to acquire all three properties. Once that decision was made, the
race to closing started. Coordinating three different escrows with three different sellers was quite
the challenge, but we got it done.”

The Sonic Drive-In property was one of the three single-tenant, net-leased assets acquired through
the exchange. According to the offering materials, the property features an absolute triple-net
lease structure and is located within the Phoenix metropolitan area, which supported its appeal as
a passive retail investment opportunity.
