The Phoenix housing market is not crashing.
Instead, it has quietly shifted into something far more unusual – and unfamiliar for many buyers and sellers: The Valley’s first true buyer’s market in over a decade.
“There’s really not a lot of drama,” said Tina Tamboer, senior analyst with the Cromford Report, during a Zoom presentation April 28. “But there is some really good news.”
That runs counter to a steady drumbeat of predictions that the Valley is headed for a housing collapse, she said. noting much of the crash narrative is driven by online speculation rather than market fundamentals.
“Those influencers… need drama to get the clicks,” she said.
In reality, prices have largely flattened, not fallen.
“We’re not showing any math right now that we’re in a massive crash,” Tamboer said. “What we do have is a stagnation of price.”
