Willmeng Construction recently began work on GO|99 North, the newest 1 million square foot speculative industrial building in the Valley. For developer GO Industrial, the 1.1 million square foot, Class A warehouse and distribution facility is the largest single building the company has brought to market. Designed by DLR Group, GO|99 North is the firm’s second development along 99th Ave. in SW Phoenix. GO|99 South, a three building, 1.28 million square foot industrial park, was built by Willmeng and then sold in 2023 for $165 million, one of the largest industrial transactions of that year.
“GO|99 North answers a genuine shortage of million-square-foot-plus buildings in this market, and it strengthens a corridor we’re deeply invested in,” said Robert Guerena, GO Industrial President. “Building on our success directly to the south at GO | 99 South, we’re excited to bring this project and the opportunity it creates to the West Valley.”
Situated on 75 acres in Tolleson’s Estrella Park neighborhood, the facility offers direct, 3-minute access to Interstate 10 and it is less than 5 miles to the Loop 202 South Mountain freeway to the east. The straightforward, high-performance design includes industry-leading 40-foot clear heights, 190 dock-high doors, 4 grade-level doors, and all-concrete 245-foot truck courts to ensure smooth distribution operations. To accommodate the high volume of vehicular traffic, the facility offers ample parking with 1,200 spaces for cars and 113 spots for truck and trailer parking.
