A 19-home subdivision will replace a single-family home on 2.5 acres at 13th and Michigan avenues in north Phoenix.
The project was approved for preliminary site plan approval on June 25. The property is surrounded by single-family homes on all sides. The large plot will be split into 19 houses, similar to the density of the adjacent homes to the north and east. The individual lots will have a minimum width of 40 feet and a depth of between 67 feet and 78 feet.
The developer’s site plan calls them single-family homes — they will be detached houses rather than sharing walls like condominiums or townhomes often do — but the city classifies the density, 7.66 units per acre, as multifamily housing.
