While most of Surprise’s development since 2014-15 has filled in the gaps for unfinished projects and areas of town, expansion into the city’s desert edges was always on the horizon.
In the last couple of years, a new western frontier for Surprise has come into focus along Sun Valley Parkway. A bit more than a year ago, the Surprise City Council approved the rezoning of Mesquite Mountain Ranch, a development that could bring in 652 single-family lots on nearly 202 acres north of the Parkway off 219th Avenue.
During its Dec. 17, 2020, meeting, the Surprise Planning and Zoning Commission unanimously approved a preliminary plat and planned-unit development overlay for Rancho Vista. This proposed 285-lot development, west of Mesquite Mountain III and south of Mesquite Mountain I, will have its plat and PUD overlay heard by the City Council at its Jan. 19 meeting.
