Housing growth on Maricopa’s southeastern side will continue after City Council’s unanimous approval at its Sept. 6 meeting of a 132-acre subdivision at El Rancho Santa Rosa.
The request for approval of the master plat came from CVL Consultants on behalf of Pulte Homes. The development is at the northwestern corner of Farrell Road and the North Smith Road alignment. Smith Road is about a mile west of Porter Road.
The land is zoned for a master-planned community. Pulte is looking to build 680 homes on the land, with a density of 3.5 dwellings per acre, well within the MPC guidelines of 2-to-6 homes per acre. The land use is for medium-density residential.
There will be three lot sizes: 45 by 115 feet (5,175 square feet), of which there will be 329 lots; 202 lots measuring 50 by 115 feet (5,750 square feet) and 149 lots will measure 55 by 120 feet, or 6,600 square feet.
Using the U.S. Census Bureau’s standard of 3.3 residents per dwelling, the development would bring 2,244 new residents.
