Queen Creek council approves rezoning land for townhomes

The Queen Creek Town Council voted Wednesday to rezone 16.5 acres located at the northeast corner of Sossaman and Rittenhouse roads from commercial to medium-density residential to develop Rittenhouse Commons 2, a 166-lot, single-family townhome development.

The rezoning was part of the council’s public consent agenda. The rezoning was approved in May by the Queen Creek Planning & Zoning Commission.

Surrounding the site of the proposed development is the Cortina subdivision to the west, the Union Pacific Railroad and several industrial sites to the north and east, and rural residential lots within Maricopa County to the south.

According to a staff report, the land was annexed by the town and rezoned commercial in 2016 to allow for a planned development that included a gas station that was never built.
Rittenhouse Commons 2 has a net density of 10.1 units per acre. The lots are being individually platted, and it will be a for-sale community where separate owners can purchase a three-plex, four-plex or five-plex townhome, the staff report stated.

The townhomes will all be two-stories, with the final heights estimated at between 25-feet to 30-feet. The staff report states that “noise mitigation technology” will be used during construction to “reduce any negative impact from the railroad to the north.”
