Florence P&Z approves plat for new development

The Florence Planning and Zoning Commission approved a revised preliminary plat for a PulteGroup Inc. development in Anthem at Merrill Ranch that will subdivide more than 42 acres into 159 residential lots.

The commission approved the plat at its meeting on Thursday night.

Called Unit 30B, the plat lies within the Sun City portion of the Anthem at Merrill Ranch development and is generally east of Hunt Highway and south of Franklin Road.

Unit 30B and Unit 30A were approved by the commission and the Florence Town Council in 2021, but a lack of water rights caused the Unit 30B plat to not be executed and recorded.

According to a staff report, PulteGroup was able to secure water rights in February, but only for 58 lots out of 90 lots in Unit 30A. As a result, PulteGroup revised the plat for Unit 30A reducing the number of platted lots from 90 to 58. The remaining 32 lots were then added to the original 127 lots within Unit 30B. Both units now have water rights.
