APACHE JUNCTION, ARIZ. – The City of Apache Junction is pleased to announce the release of a request for proposal (RFP) for the transformative development of its 10-acre property located in the downtown district. The centrally located site, which is situated off of Idaho Road and Apache Trail, was purchased by the city earlier this year as part its ongoing efforts to revitalize the area through the attraction of new businesses and investment.
The RFP, which is now available on city website, is intended to solicit responses from developers requesting to either purchase or ground lease the property for commercial purposes.
Among the marketable attributes of the available property are:
- New residential units, currently in the planning stages, will be located in close proximity to the site;
- Over 900 linear feet of frontage on SR-88 (Idaho Road);
- Ideal location within an established “Opportunity Zone”;
- And developer fee credits which can be applied to this property (to be applied when calculating building permit fees).
“This marks another major step forward in our commitment to enhancing our downtown district, an area that has long served as the focal point of our city,” said Bryant Powell, City Manager. “We invite developers to bring forward innovative proposals that will enhance economic growth while honoring the unique character of Apache Junction, and look forward to building a dynamic hub that fosters community connection and creates vibrant spaces for residents, businesses, and visitors.”
The release of this RFP follows the recent adoption of the Concentrated Downtown Master Plan Update by the City Council on Tuesday, November 5, 2024. This document establishes the vision for the 10-acre site as a future node for shops, restaurants, hospitality uses, as well as a premier destination for the local workforce, visitors, residents and prospective residents to gather.
Interested parties can register and download the RFP documents via the city’s website. All parties who wish to submit a proposal have until Thursday, January 9, 2025 to return required documents to the City Clerk’s Office.
