Detached living spaces — whether they’re to house a family member or serve as an extension of the home’s outdoor entertainment space — are playing a big role in Phoenix’s luxury market. In May, four of the top five Metro Phoenix home sales featured casitas or detached homes in their marketing materials.
That builds on a law that took effect last January, allowing homeowners to build accessory dwelling units on properties in cities with more than 75,000 people.
An ADU is a secondary home on the same lot as a primary residence. Detached ADUs, often referred to as “casitas” by Arizona agents and homeowners, typically require more extensive renovations, such as running power, plumbing and sanitation lines from the main house.
