During Belfiore Real Estate Consulting’s most recent visits to its North Goodyear and Tolleson Submarkets, Rose Law Group client, Mattamy Homes was developing lots in two different locations. Located north of Camelback Road and west of Litchfield Road, Mattamy has nearly completed development on its Palm Valley North subdivision. Palm Valley North has 85- 60’x125’ lots, 73 – 70’x130’ lots, and 60 – 80’x135’ lots. According to public record, Mattamy purchased these 218 partially improved lots from Crown Phoenix on June 21, 2013 for $9,626,400 ($44,158 per partially improved lot / $641 per weighted average front foot, Click here to view affidavit). Crown Phoenix Palm Valley LLC (Voyager Properties) originally purchased this site on April 21, 2011. The site had an existing pre-plat and was partially graded. Crown paid $3,900,000 ($17,890 per planned lot, Click here to view affidavit).
Located south of Buckeye Road and east of 107th Avenue, Mattamy has just begun to develop Caballo Crossing. According to 
public record, the total transaction included 207- 45’x 110’ pre-plat lots (137 Lots – phase 1 / 70 Lots – Phase 2 lots) and closed on December 17, 2013 for $2,850,770 ($13,772 per lot / $306 per front foot, Click here to view affidavit). According to Mattamy, site development began the week of April 14, 2014 with an estimated sales start date in late 2014.
