$5M+ Deals – More than $54M in transactions

Below are the deals that closed Wednesday, April 29, 2015, in Maricopa County over $5 million according to the Maricopa County Recorder. Rose Law Group Reporter has not independently verified these transactions.

$30 million sale of the Cotton Corporate Center near the southwest corner of E. Cotton Center Boulevard and S. 48th Street (4625, 4675 E. Cotton Center Boulevard) in Phoenix by MSCI 2007-IQ16 OFFICE 4625 LLC, an entity of Florida-based LNR Property, a real estate investment, finance, management and development company.

The buyer was Cotton Corporate Center JVE – FLEX LLC, which appears to be an entity of New York-based Empire State Realty Trust.

The sale was completed in two parcels, one for $17.85 million and the other for just over $12 million.

11.6 million sale of a commercial center on the northwest corner of E. Butherus Drive and N. Northsight Boulevard (15020-15090 N. Northsight Boulevard) in Scottsdale by Northsight Shopping Center 04 E LLC.

The buyer was Northsight LLC, an entity of Scottsdale-based Arizona Partners, a real estate investment firm specializing in the acquisition, redevelopment, management and leasing of retail shopping centers throughout the Southwest and the California, according to their website.

$6.7 million sale of commercial property east of the southeast corner of S. McClintock Drive and E. Warner Road (1835 E. Warner Road) in Tempe by Hibernia Tempe LLC, an entity created by Hibernia Capital Advisors LLC, a private real estate investment company that identifies, acquires and asset-manages real estate with select institutional investors, according to their website.

The buyer was 1835 E. Warner SP LLC and Tempe-Milner SP LLC, both based in Costa Mesa, Calif.

$6.6 million sale of office space at the intersection of E. Shea Boulevard and N. 46th Street (4545 E. Shea Boulevard) in Phoenix by Fenway Shea 45 LLC an entity of Fenway Properties, a San Diego-based real estate investment company.

The buyer was Jumping Cholla II LLC an entity
