The Peoria Planning and Zoning Commission approved a proposal to allow for more density on a 4.38-acre infill residential development near 71st Avenue and Happy Valley Road.
The board recommended the city council rezone the property from Suburban Ranch to the Single-Family Residential zoning district to facilitate the development of nine lots called 71st Avenue Estates.
City council is expected to consider the case Jan. 22.
An approval would allow for the developer Scottsdale-based Jarvis Capital Investments to build about two homes per acre.
