Z-4-20 is a request to rezone a 1.32 acre site located at 5226 S. 32nd St. Phoenix, AZ 85040 from the existing R1-6 zoning to CP/GCP (Commerce Park/General Commerce Park). The site is shown in the image below.

The Property is located just south of E Roeser Road along 32nd Street across from Esteban Park. To the South and west are existing industrial and commerce park uses. To the north on the corner of Roeser and 32nd St is a currently vacant lot that has been approved for similar development.

Black Eagle landscaping has been operating in this location for decades and is pursuing this rezoning to continue operating. They are not proposing a new development or other changes. As a part of the rezoning process, the Property will be updated and some improvements and landscaping installed, but no new structures are proposed.

As of June, 2020, we have held a first neighborhood meeting, held a pre-application meeting, submitted the official application, and begun the outreach process to inform the community of the request.

We will be holding a virtual neighborhood meeting to seek additional input from the community, provide information, answer questions, and continue the dialogue. Below you will find information on that meeting, application documents, and contact information for the Applicant and City Staff.
