Windgate residents fear rezoning is first step toward urbanization of north Scottsdale

Scottsdale City Council is expected to vote on both the minor General Plan amendment and zoning change at its Sept. 4 meeting

A group of north Scottsdale residents fear a proposed condominium development — which can only come from a zoning change — may set a precedent for future development threatening the character of the area.

Deco Communities is seeking to change the zoning from commercial to an urban residential designation for 10.86 acres of land about 600 feet northwest of Thompson Peak Parkway and Bell Road.

The proposed plan calls for 104 condominiums abutting an established single-family housing development, Windgate Ranch Scottsdale.

One resident who lives in a home that abuts the proposed development says his neighbors agree the land ought to be developed, but not at the heights and densities proposed.
