Cash from dues would help improve Desert Carmel

After a reprieve of several years, property owners in the Desert Carmel subdivision, west of Casa Grande, must again start paying association dues.

In September, a Pinal County Superior Court judge agreed to allow the receiver in charge of the community’s lot owners association to begin assessing fees and to allow the collection of some back dues.

Property owners will be required o pay $160 per lot per year for 2010, 2011 and 2012. Back fees from the majority lot owners — a group of investors who own about 2,867 of Desert Carmel’s 3,500 lots — could put about $1.4 million in the association’s coffers.

“If we get some or all of that $1.4 million, that will go a long way in improving the community and bringing it back,” said Robb Itkin, the court- appointed receiver for Desert Carmel.

Association personnel are in the process of preparing invoices to send to all Desert Carmel lot owners. Most will have the opportunity to pay the $160 per lot per year in a lump sum of $480 or spread out over four billing cycles, Itkin said.
