Surprise City Council was expected to approve a 148-unit housing proposal for a 21-acre parcel of vacant land between Loop 303 and north 165th Drive, 1,200 feet south of Cactus Road.

The Sycamore Farms development gained original council approval in 2004 for 171 units. The builder since requested scaling back the number of units to allow for slightly larger lot sizes. The proposal was sent to the council Sept. 5 by the Planning and Zoning Commission.
